Handed-over units have no developer price list: the price is the transfer price asked by the owner, which varies by floor, orientation, area and furnishing — so compare it with actual transactions in the same building before negotiating. In return, you can view the actual unit, check the certificate of that exact unit, and live in it or rent it out right after the title transfer. Rent benchmark: a furnished 75 m² unit at Léman Luxury is being offered for rent through HPR at 28–33 million VND/month (updated 20 October 2026).

The general level of apartment transaction prices in Ho Chi Minh City in Q3/2026 according to VOV (17 October 2026): primary about 75 million VND/m² net area, secondary about 60 million VND/m² net area. Unit prices of the projects on this page are higher than that average (Legacy 66: 112.4–127.7 million VND/m² gross area, excluding VAT, unit list of 23 October 2026) — which makes it all the more important to compare like with like (net or gross m², with or without VAT).

Before paying a deposit, check 4 things
- Unit prices on the same basis: new-project price lists usually quote gross m², excluding VAT; listings for ready units usually give the total price. Add 10% VAT and the 2% maintenance fee to compare — costs on top of the apartment price.
- Legal status of the exact sales batch: the eligibility-for-sale document lists specific units (Legacy 66: 161/323 units) — ask whether the unit you choose is on the list. How to read it: checking a project's legal status.
- Handover dates are estimates: check the Progress section of each project page, not just the brochure.
- Cash flow with a loan: work out the monthly payment once the interest-rate incentive ends with the cash flow calculator.

For the projects HPR is advising on: Legacy 66 (Cho Lon Ward, former District 5) from 6.62 billion VND for a 1 bedroom+ unit, 3-bedroom units 10.66–10.9 billion VND (excluding VAT, unit list of 23 October 2026); The Grand Manhattan (former District 1) at an expected price of about 350 million VND/m² excluding VAT for the batch not yet on sale (announced July 2026). One Central Saigon has no public price list yet.
The Legacy 66 site is urban residential land with a long-term (freehold) use term; 161 units were confirmed by the Department of Construction as eligible for sale on 13 June 2026. For handed-over units at The Marq and Léman Luxury: check the certificate of the exact unit before paying a deposit — buying an apartment with a pink book.
Handed-over unit: you see the actual unit and move in right after the title transfer, but you usually pay most of the money within a few months and the price is set by the owner. New project: payments are spread by construction progress with developer policies, but you wait for handover and must check the legal status of off-plan housing. Compare the cash flows: primary or secondary purchase.
From 1 July 2025, Ho Chi Minh City abolished the district level; the projects on this page are in Ben Thanh, Cau Ong Lanh and Tan Dinh wards (former District 1), Xuan Hoa Ward (former District 3) and Cho Lon Ward (former District 5). Certificates and contracts signed before July 2025 still show the old address — cross-check when preparing documents.
