Nha Trang Real Estate — Projects Distributed by HPR
Nha Trang is now the four central wards of the new Khanh Hoa Province. If you are considering a beachfront apartment or villa to live in or rent out, here is what to know, with the projects HPR advises on in Nha Trang.
Nha Trang is the centre of Khanh Hoa Province after its merger with Ninh Thuan on 1 July 2025. Former Nha Trang City is now four wards: Nha Trang, Bac Nha Trang, Nam Nha Trang and Tay Nha Trang. In the first nine months of 2026, Khanh Hoa received about 20.4 million visitors, including more than 7.1 million international visitors.
Nha Trang under the new boundaries
- Nha Trang Ward: the centre and the Tran Phu seafront, made up of former Van Thanh, Loc Tho, Vinh Nguyen, Tan Tien and Phuoc Hoa.
- Bac Nha Trang Ward: north of the Cai River, made up of former Vinh Hoa, Vinh Hai, Vinh Phuoc, Vinh Tho and Vinh Luong and Vinh Phuong communes — the Hon Chong and Bai Tien area.
- Nam Nha Trang Ward: the south, made up of former Phuoc Hai, Phuoc Long, Vinh Truong and Vinh Thai and Phuoc Dong communes — Cau Da Port and the road up to the airport.
- Tay Nha Trang Ward: the west, made up of former Ngoc Hiep, Phuong Sai and Vinh Ngoc, Vinh Thanh, Vinh Hiep and Vinh Trung communes.
Why buyers look at Nha Trang real estate
- Many tourists, many international. In 2024, Khanh Hoa received over 10.8 million overnight visitors, including 4.8 million international visitors. In the first nine months of 2026, international visitor numbers rose 69% on the same period.
- A beach in the heart of the city. The beach runs along Tran Phu Street, right next to the centre. Besides tourists, Nha Trang has residents, specialists and long-term workers who need to rent homes.
- Expressways open at both ends. The Nha Trang – Cam Lam Expressway (49 km) has operated since May 2023; the Van Phong – Nha Trang Expressway opened 70.35 km on 19 April 2025. Driving to Ho Chi Minh City or to Quy Nhon is more convenient.
- Cam Ranh Airport. About 35 km from the centre of Nha Trang, with many international routes.
- Seafront planning. Under the plan, the east side of Tran Phu Street is prioritised for a public park, and some old buildings along the coast will be cleared. Apartments on the west side of Tran Phu Street therefore keep their sea view.
Rental income in Nha Trang depends on the season and on international visitors. The storm and rainy season at the end of the year usually has fewer visitors. Factor in vacant months, and do not rely on a pre-promised level of return.
What to check before you buy
- Product type and ownership term: apartments to live in (freehold residential land) and tourist apartments or condotels (commercial and service land with a fixed term) carry very different rights. Ask clearly which type of certificate you will receive.
- Project legal status: construction permit, approval to sell, bank guarantee for off-plan homes.
- Flooding in low-lying areas: the floods of 16–22 November 2025 killed 22 people and caused over VND 5,700 billion of damage in Khanh Hoa; Tay Nha Trang and Nam Nha Trang wards are low-lying areas downstream of the Cai River that flooded repeatedly. Ask about the street's flooding history and the basement elevation.
- Hillside landslides: residential areas right by the southern hills (former Hon Ro, Phuoc Dong) have had fatal landslides after the 2018 storm. Houses and villas on hillsides need a look at the landslide-risk map.
- Management and maintenance costs near the sea: salt wind wears out equipment and facades quickly. Ask about management fees, the maintenance fund and the maintenance plan.
- Rental commitments: read carefully who operates, how revenue is shared, which costs are deducted and how long the commitment lasts. No level of return is certain.
- New administrative address: old certificates state the wards and communes of Nha Trang City. New contracts should state the new ward name, with the old name alongside for cross-checking.
