Privacy Policy

This is a translation for reference. In case of discrepancy, the Vietnamese version prevails.

This policy explains how HPR Real Estate Investment Joint Stock Company ("HPR", "we") collects, uses, shares and protects personal data when you visit batdongsanhpr.com and the other websites and project landing pages operated by HPR. It has been prepared in accordance with the Law on Personal Data Protection No. 91/2025/QH15 (passed by the National Assembly on 26/06/2025, effective from 01/01/2026), Decree 356/2025/ND-CP of 31/12/2025 guiding the implementation of the Law, and other relevant provisions of Vietnamese law. HPR Real Estate Investment Joint Stock Company is the controller and processor of your personal data collected through the website.

1. Information we collect

Information you provide when you fill in a form to receive information or a price list, or to book a visit:

• Full name and phone number (required);
• Email, area of interest and message (optional).

When you register a property consignment (for sale or rent), in addition to the above you may also provide (optional):

• Property details: project / address, property type, status of the documents, desired price, description of the property;
• Photos and videos of the property that you upload yourself (up to 20 photos and 1 video). The website does not ask for, and you should not upload, images of the pink book, contracts or identity documents — a specialist only looks at documents when verifying them in person.

When you post a consignment listing yourself on the Post a Consignment Listing page (for sale or rent):

• Property details: purpose, property type, project / street / area (no house or unit number needed), specifications (area, bedrooms, floor, orientation, furnishing, documents), desired price, management fee, title and description;
• Photos and videos of the property that you upload yourself (up to 20 photos and 1 video);
• Full name and phone number (required) and email (optional) — used only for us to call you for verification, and not shown on the listing;
• Your confirmation of your right to post the listing and of the accuracy of the information (section 3), together with the time of submission.

The anti-bot check (Cloudflare Turnstile) on this page examines technical signals from your browser to tell real people apart from automated programs; we do not use those signals to identify you.

Information collected automatically when you use the website:

• Pages you view, traffic source (e.g. ads, search, UTM parameters) and time of visit;
• Technical information such as device type, browser and approximate country based on IP address;
• Contact actions such as tapping to call the hotline or opening a Zalo chat.

When you chat via Zalo: the conversation takes place on the Zalo platform, between you and the Zalo Official Account of HPR, and is subject to Zalo's policies.

We do not collect sensitive personal data and do not ask you to provide ID card/citizen ID numbers or financial information on the website.

2. How we use your information

• To contact you with advice and send you price lists, sales policies and information on projects you are interested in;
• To arrange show house or project visits at your request;
• For consignment requests: verification, asking-price advice and — only if you sign a service contract — preparing listings that present the property (listings do not show the owner's name or phone number);
• For listings you post yourself: to call you to verify the information and documents; after verification, HPR rewrites the listing to the website's common standard (selecting photos, adding the HPR logo to the photos, writing the title and description, rounding the price) and publishes it on the website. The listing does not show your name, phone number, house number or unit number;
• To analyze and measure the performance of the website and advertising in order to improve content and user experience;
• To fulfil our obligations under the law.

We only send promotional information or news about other projects with your consent, and you can opt out at any time.

3. Legal basis for processing and your consent

• We process data based on your consent (Article 9 of the Law on Personal Data Protection). Every form on the website has an "I agree…" checkbox that is left unticked; the form can only be submitted once you tick it yourself. Silence or no response is not considered consent.
• Each consent is recorded together with the time of submission and the version of the privacy policy in force, so that both you and we can verify it.
• The consignment listing form has a second confirmation checkbox, also left unticked: you confirm that you are the owner or are authorized by the owner, that the information and photos you send are accurate, and that you agree to the "Consignment listings" section of the Terms of Use. The listing can only be submitted once you tick both boxes.
• Consent given when submitting a form applies only to contacting you with advice in line with the request you sent (section 2). Sending promotional information or news about other projects, or sharing your data with the developer, is done only with your separate consent for that purpose.
• You can withdraw your consent at any time (section 7). Withdrawal does not affect processing lawfully carried out before you withdrew.
• Apart from consent, we only process data without consent in the cases permitted by the Law on Personal Data Protection (for example, to fulfil obligations under the law or at the request of competent government authorities).

4. Sharing information

HPR does not sell or rent out your personal data. Information is shared only in the following cases:

• HPR consultants in charge of the project you are interested in, so they can contact and assist you;
• The project developer, only when necessary to fulfil your request (e.g. reserving a unit, booking a visit, signing a contract) and with your consent;
• Service providers that help operate the website and process data only on our instructions: Cloudflare (website hosting and operation, the consignment listing and photo store, the Turnstile anti-bot check), Google (Google Analytics, Google Sheets), email notification services, Zalo (chat), Meta/Facebook, TikTok, Google Ads (ad performance measurement, if used);
• Competent government authorities, when required by law.

Some service providers have servers located outside Vietnam. Any transfer of data abroad is carried out in accordance with Vietnamese law.

5. Cookies and analytics tools

The website uses cookies and similar technologies from Google Analytics, Google Ads, Meta Pixel and TikTok Pixel (if used) to count visits and measure advertising performance. These tools are not used to identify you personally.

When you arrive from an ad or a link with campaign tags, your browser stores that source (campaign tags, ad click ID) for up to 30 days and sends it with your enquiry, so we know which channel helped you find the project.

You can block or delete cookies in your browser settings, or install the Google Analytics Opt-out add-on. The website continues to work normally when cookies are blocked.

6. Retention and security

• Form data is kept for up to 24 months from your most recent contact, or until you request deletion, unless the law requires a longer retention period.
• Photos and videos of the property sent through the consignment form are kept in a separate, non-public store, accessible only to the staff in charge of consignments through a protected link, and are automatically deleted 60 days after upload. If you do not sign a consignment service contract within this period, internal copies are also deleted after 60 days; if you sign a contract, the photos are used and kept as agreed in the contract. You can ask for earlier deletion at any time (section 7).
• Listings you post yourself (property details, full name, phone number, email) are kept in a separate, non-public review queue; only staff named on the reviewer list, signed in with a company email, can view them. Listings that are not published (pending review, rejected, or not pursued by you) are automatically deleted from the queue 60 days after submission. For published listings: after 60 days, your full name, phone number and email are deleted from the listing store; the property details and the photos selected for publication (bearing the HPR logo) remain on the website until the listing is taken down. The original photos and videos you uploaded are automatically deleted after 60 days, like the consignment photos above. Your contact details are also added to the customer list in the same way as for other forms and kept for the 24-month period above.
• The website uses encrypted HTTPS connections. Data is stored on access-controlled systems, and only staff who need it for their duties can view it.
• If a data leak or loss occurs, we will handle it and give notice as required by law.

7. Your rights

Under Article 4 of the Law on Personal Data Protection, you have the right to:

• Be informed about the processing of your personal data;
• Give or refuse consent, and request the withdrawal of your consent;
• View, correct or request correction of your data;
• Request deletion of your data, request a copy of your data, request restriction of processing, and object to the processing of your data;
• File complaints, denunciations or lawsuits and claim compensation for damage in accordance with the law;
• Request competent authorities and relevant organizations and individuals to take measures to protect your personal data.

How to submit a request: send an email to sales@batdongsanhpr.com (or message us on Zalo or call the hotline 07 88 04 04 88, then confirm by email) stating your full name, the phone number you used when registering, and the right you wish to exercise (for example, "delete all my data" or "stop advisory calls"). Requests to withdraw consent or delete data are recorded in writing, including in electronic form such as email.

We verify that the request comes from the data subject concerned, then carry it out and respond within the time limits set by law. When deleting, your data is removed from our contact list, customer tracking sheet, consignment photo store and listing store; your published listing is taken down from the website if you request it. If any data cannot be deleted because the law requires it to be retained, we will tell you clearly.

8. Children

The website is not intended for people under 16. We do not knowingly collect children's data. If we discover such data, we will delete it.
