Consigning a project apartment for resale
Need to resell or rent out an apartment you are buying under a contract with the developer, or one that already has its pink book? Here is what to prepare.
Consignment steps
1. Send the property details. Project, unit code, area, status (still under the sale and purchase agreement or already with a pink book), desired price.
2. Advice on the asking price. The consignment agent compares actual transactions in the same project and area to suggest a reasonable asking price.
3. Consignment agreement. Both sides agree on the asking price, the form (exclusive or not), the service fee, the term and how the owner is notified when there is a buyer.
4. Introducing buyers and negotiating. The consignment agent introduces the property to suitable buyers; the decision to sell remains with the owner.
5. Completing the transfer. Sign the contract transfer document (if still buying under a contract with the developer) or a notarised sale and purchase agreement (if the pink book has been issued).
Documents to prepare
- The sale and purchase agreement with the developer, its appendices and payment receipts — or the certificate (pink book).
- The owner's identity documents.
