Dong Nai City Real Estate — Projects Distributed by HPR
Dong Nai has just become a centrally governed city and is waiting for Long Thanh Airport to open. Here is what to know before buying a home, with the list of projects HPR advises on in Dong Nai.

Dong Nai is the eastern gateway of Ho Chi Minh City. On 1 July 2025, Dong Nai merged with Binh Phuoc. On 30 April 2026, Dong Nai officially became a centrally governed city. Many large townships are taking shape in Bien Hoa, Long Thanh, Nhon Trach and along the Dong Nai River.
Why buyers look at Dong Nai real estate
- New scale and status. Under Resolution 202/2025/QH15, Dong Nai after the merger has a natural area of 12,737.18 km² and a population of nearly 4.5 million. The National Assembly passed the resolution establishing Dong Nai City on 24 April 2026, effective 30 April 2026. Dong Nai is the 7th centrally governed city in the country.
- Long Thanh Airport. Long Thanh Airport targets commercial operation in December 2026. This is a target, so follow the actual milestone.
- Riverside townships and ample land. Compared with Ho Chi Minh City, Dong Nai still has plenty of land for townships planned as a whole: townhouses, villas, parks and schools within the same project.
- Close to Ho Chi Minh City. Many projects in Bien Hoa, Nhon Trach and Long Thanh sit near the Ho Chi Minh City boundary. Actual travel time depends on bridges, connecting roads and rush hour.
What to check before you buy
- Legal status of each sub-zone: large townships are usually built in several phases. The sub-zone you buy needs its own construction permit and its own approval to sell, not just the project's overall legal status.
- Connecting infrastructure: ask which roads and bridges are already open and which are still on the plan. Do not calculate travel time on infrastructure that has not been built.
- Flooding and high tides by the river: for projects right on the Dong Nai River, ask about ground elevation, the embankment system and the flooding history of the access road.
- Amenities already in operation: whether the schools, supermarkets and hospitals in the township are operating or only on the renderings.
- New administrative address: after the move to city status, many communes have become wards. Check the names on the contract and the certificate.
