An Giang Real Estate — Phu Quoc, Rach Gia, Key Points
From 1 July 2025, An Giang includes former Kien Giang, among it the Phu Quoc special zone. Here is what to know before buying a home in An Giang, with the list of projects HPR advises on in the province.
From 1 July 2025, An Giang Province combines former An Giang and Kien Giang: an area of 9,888.91 km², nearly 5 million people and 102 commune-level units (14 wards, 85 communes, 3 special zones), according to Resolution 202/2025/QH15 and the list after the reorganisation. The political and administrative centre is in former Kien Giang (Rach Gia). Phu Quoc is now a special zone under An Giang, so projects on the island list An Giang as the province.
Why buyers look at An Giang real estate
- A large province with a coast and a border. After the merger, An Giang borders Cambodia, Dong Thap, Can Tho and Ca Mau, and has the coastline and islands of former Kien Giang. The province has both Hau River cities (former Long Xuyen and Chau Doc) and coastal cities (former Rach Gia and Ha Tien).
- Phu Quoc special zone and APEC 2027. Phu Quoc became a special zone on 1 July 2025, covers over 589 km², and will host APEC 2027. See also the page on Phu Quoc real estate.
- Chau Doc – Can Tho – Soc Trang Expressway. The route is 188.2 km long. The section through An Giang opened for technical traffic on 19 December 2025. The Government targets technical opening of the whole route on 30 June 2026 and synchronised operation in 2027, linking Chau Doc with Can Tho and the expressways to Ho Chi Minh City.
- Tourism and rental demand. Phu Quoc, former Ha Tien and the Sam Mountain area (former Chau Doc) receive visitors all year round. Buyers often consider apartments and townhouses combined with renting out.
Tourist rental income varies by season. Ask for the actual occupancy rate and rent of a similar unit, not just the projected figures in sales materials.
What to check before you buy
- New administrative address: ward, commune and special zone names on the contract and certificate may differ from the former Long Xuyen City, Rach Gia, Chau Doc or old district names. Ask for the new name before paying a deposit.
- Residential land or tourism land: in Phu Quoc and coastal areas, many products sit on commercial and service land. Ask clearly about the land type, the term of use and the type of certificate you will receive.
- Legal status of new projects: construction permit, approval to sell, bank guarantee for off-plan homes.
- Flooding and erosion: areas along the Hau River, the Tien River and the coast include places with erosion and flooding in the flood season and at high tide. Ask about ground elevation and the flooding history of the house and the access road.
- Infrastructure running or still on paper: whether the expressway section or connecting road near the project is open. Do not calculate travel time on a route that is not yet in operation.
