District 3 apartments: purchase prices, rents and choosing a building
Furnished 75 m² apartments at Léman Luxury (117 Nguyen Dinh Chieu, former District 3) are offered for rent at 28–33 million VND/month (HPR consignment listings, 20 October 2026). The average purchase price of secondary apartments across Ho Chi Minh City is about 62 million VND/m² (CBRE, Q2 2026) — there is no public report covering former District 3 alone, so each unit's price has to be compared with units in the same building. This article answers the most common questions so you can compare the unit you are viewing yourself.
District 3 apartment prices and the questions buyers often ask
Former District 3 now belongs to new wards of Ho Chi Minh City (since 1 July 2025; for example, 117 Nguyen Dinh Chieu is in Xuan Hoa Ward). Most apartment buildings here were completed years ago, so purchase prices and rents are prices agreed between the owner and the client, with no developer price list any more.
1. How much does an apartment in District 3 cost to buy?
There is no public market report covering apartment prices in former District 3 alone. The most recent official figures are city-wide levels for Ho Chi Minh City:
| Indicator | Price level | Source |
|---|---|---|
| Average apartment price in Ho Chi Minh City, Q1 2026 | about 112 million VND/m² | Ministry of Construction |
| Primary price (new units sold by the developer), Q2 2026 | about 76 million VND/m² | CBRE |
| Secondary price (resale units), Q2 2026 | about 62 million VND/m² | CBRE |
These organisations measure in different ways (project coverage, type of price), so the figures of 112 and 76 million VND/m² cannot be compared directly. For a unit in District 3, a more reliable approach is to convert the asking price into million VND per m² of net area and compare it with 3–5 similar units in the same building that have recently changed hands — see how in the article secondary versus primary prices.
Example at Léman Luxury: a 118 m² 3-bedroom unit on the 10th floor is on sale through HPR, with the owner's price given via a consultant. Leave your phone number and an HPR consultant will send you the asking price and the building's most recent transaction prices.
2. How much does it cost to rent an apartment in District 3?
Rent depends on floor area, number of bedrooms, furnishing and the building. Units HPR is currently taking on consignment for rent in former District 3 (updated 20 October 2026):
| Unit | Asking rent |
|---|---|
| Léman Luxury — 1 bedroom, 75 m², furnished | 28 million VND/month |
| Léman Luxury — 2 bedrooms, 75 m², fully furnished | 32 million VND/month |
| Léman Luxury — 2 bedrooms, 75 m², fully furnished | 33 million VND/month |
The rent in a listing is not what you pay each month: management fees, electricity, water and parking can add about 5% — see a full worked example in the article monthly cost of renting an apartment in central Ho Chi Minh City. Other units for rent: /thue/.
3. Which apartment buildings are "high-end"?
There is no official list ranking the "most high-end" apartment buildings in Ho Chi Minh City. Under Article 82 of Decree 95/2024/NĐ-CP, classifying apartment buildings is not mandatory: the developer or owner does it when needed, and it is carried out for each building by a social-professional organisation in the construction or real estate sector. Words such as "high-end" or "luxury" in listings are mostly market labels.
So instead of asking which building is "the best", compare the points you can verify:
- Location and getting around: which street the building fronts, how long it takes to walk to work, school or a park.
- The building's documents: whether pink books have been issued, whether there is a classification document (if the developer announces a class, ask to see the certificate).
- Operations: the management company, management fee, lifts, security, fire safety, car parking.
- Amenities that actually operate, not just in the brochure — ask the management board about opening hours and fees.
Example, Léman Luxury: a 24-storey building with 4 basement levels, fronting both Nguyen Dinh Chieu and Truong Dinh streets, with apartments from the 7th floor, winner of Best Innovative Green Building (Dot Property Vietnam Awards 2020). These are facts for comparison, not a ranking — HPR is re-checking current amenities and the management fee with the management board.
4. District 3 apartment buildings HPR currently supports
HPR only presents buildings with units currently on consignment whose documents have been checked:
- Léman Luxury — 117 Nguyen Dinh Chieu, Xuan Hoa Ward (former District 3): 75 m² units for rent, a 118 m² 3-bedroom unit for sale.
- 36 m² apartment on Pasteur Street — studio type, furnished, for sale.
The list is updated as new units are consigned; for other central buildings see apartments for rent in central Ho Chi Minh City. If you own a unit in District 3 that you want to sell or rent out: consign with HPR.

5 steps to choose a District 3 apartment before placing a deposit
- Write down your needs: buying to live in, buying to rent out, or renting; your maximum monthly budget or total budget.
- Convert every asking price into million VND per m² of net area (buying) or the total monthly cost including management fees, electricity and water (renting).
- Compare with 3–5 units of the same size in the same building that have recently changed hands — not with the city-wide average price.
- Check the documents: pink book or sale and purchase agreement, mortgage status, unpaid management fees (buying an apartment with a pink book, checking a rental contract).
- View the unit at peak hours and ask the management board about fees, parking and which amenities are open (7 things to check on site).
