Choosing where to rent by your workplace: industrial parks, the city centre or near international schools
Choose where to rent by where you actually go to work every day: a 75 m² unit in former District 3 is being offered for 28–33 million VND/month through HPR (updated 20 October 2026), while people working at VSIP 1 or Song Than Industrial Park can find apartments right at the park gate or about 5 minutes away. This guide splits workplaces into three groups and lists the questions to ask for each.
Choosing where to rent an apartment by your workplace in Ho Chi Minh City and nearby areas
Choose by the rush-hour commute first and the rent second: if you work in the centre, a 75 m² unit in former District 3 is being offered for 28–33 million VND/month through HPR (20 October 2026); if you work at VSIP 1 or Song Than Industrial Park, there are apartments right at the park gate or about 5 minutes away. Unlike buying, renting lets you move after each lease, so choose by where you work now. Below are the three common rental areas for people working in Ho Chi Minh City, with the apartments HPR helps rent or distributes in each area.
Before you choose: measure the real commute
- Do a test run at rush hour, both ways. A map checked at 10 a.m. usually shows a much shorter time than at 7:30.
- Ask whether your company runs a shuttle and where it picks up. If it does, living near the pick-up point can matter more than living near the factory gate.
- Look at public transport. Metro Line 1 Ben Thanh – Suoi Tien is 19.7 km long with 14 stations, and a full run takes about 29 minutes. People working in District 1 can rent along the line in former Thu Duc and take the train into the centre.
- Include travel costs (fuel, parking at work, tolls if you drive) when comparing a cheaper unit further away with a pricier one close by.
1. Working in an industrial park: live right around the park
The large industrial parks around Ho Chi Minh City are far from the centre, so people who work there usually rent nearby to avoid a long daily commute.
- VSIP 1, former Thuan An: The Habitat Binh Duong is on Huu Nghi Boulevard, right at the VSIP 1 gate; phase 3 passed completion acceptance on 1 April 2025. The project is surrounded by the VSIP 1 and Song Than industrial parks.
- Song Than, the Hi-Tech Park, Linh Trung: Green Skyline is in Dong Hoa Ward (former Di An); the developer states 5 minutes to Song Than Industrial Park and about 10 minutes to a Metro Line 1 station and the Hi-Tech Park. The project is on sale and not yet handed over.
- Phu My, My Xuan, Cai Mep – Thi Vai port: Maison Grand Phu My is on National Highway 51, between the Phu My and My Xuan industrial parks, about 10 minutes from the port; it was topped out in December 2024 and is being finished.
- Nhon Trach, Long Thanh Airport: Nhon Trach Bridge opened to traffic in 2025, so getting to Ho Chi Minh City no longer depends on the ferry. Fiato Airport City on Ton Duc Thang Road (25B) is about 10 minutes by road from Long Thanh Airport and is on sale.
Questions to ask: is there a bus stop or a company pick-up point near the building, and does the commute pass stretches crowded with trucks and containers at shift change? Projects on sale are options for buying to live long term; rental units there need to be asked about one by one.
2. Working in central District 1 or District 3 (former): pay more for a short walk or ride
In the centre you pay higher rent for a short commute, close to restaurants, hospitals and many offices. Three 75 m² Léman Luxury units (117 Nguyen Dinh Chieu, former District 3) are consigned for rent with HPR, updated 20 October 2026:
| Unit | Rent |
|---|---|
| 1 bedroom, furnished | 28 million VND/month |
| 2 bedrooms, fully furnished | 32 million VND/month |
| 2 bedrooms, fully furnished | 33 million VND/month |
HPR also helps with renting and resale at The Marq (former District 1, handed over, with residents living there). Questions to ask in the centre: are car parking spaces still available and at what fee, and is the unit noisy from the street? The total monthly cost on top of rent is covered in the monthly cost of renting in central HCMC.
3. Children at an international school: choose by the school, not the office
Families with school-age children usually choose where to live by the school, since the school run happens twice a day.
- Thao Dien – An Phu (former District 2): many international schools and international hospitals. Eaton Park on Mai Chi Tho Boulevard — the developer states 1–5 minutes to ISHCMC American Academy and Australian International School; the project is on sale. A handed-over apartment complex with pink books nearby: Vista Verde (Thanh My Loi, former District 2).
- Phu My Hung (former District 7): TT Genesis in former Nha Be, bordering Phu My Hung, only broke ground on 3 July 2026, so there are no units for rent yet.
Questions to ask: does the school bus pick up at the building, does the route to school flood in heavy rain or high tides (see how to check flooding when choosing a project), and does the lease match the school year, for example running from August to July of the following year?

Steps to choose a rental area by your workplace
- Write down your workplace address (and your child's school, if any), start time and finish time.
- Mark the areas you can reach within the travel time you accept, including company shuttle pick-up points, metro stations and bus routes.
- Do a test run at rush hour, both ways.
- Set a total monthly budget: rent, management fee, electricity and water, parking, travel costs.
- View 2–3 units in the chosen area and ask the owner and the building management the questions in questions before signing a lease.
- Compare a unit near work with a cheaper one further away by total cost and commute time, not by rent alone.
- Check the contract before paying the deposit (checking an apartment rental contract).
