The developer has not yet announced a price list for Qtopia Phước Hải (the project website currently says "Coming soon"). Prices for each unit type are being updated:

What to ask when the policy is announced
The payment schedule for each instalment, discount levels, the principal grace period if you take a loan, management fees, and how area is calculated in the contract (gross or net).
Rental operation
The project materials describe a "2-in-1" apartment model (for both holidays and rental) and the right to operate as a mini hotel. Specific terms (who operates, revenue sharing, fees) only apply if written into the contract — ask clearly before placing a deposit.

Qtopia Phước Hải (project name in the zoning plan: Serenity Phuoc Hai) sits on a 73,842 m² site won at auction in 2019; its 1/500 detailed plan was approved on 24 December 2025. The developer is Serenity Investment Joint Stock Company.
The construction permit, land use right certificate, notice that off-plan apartments are eligible for sale and the bank guarantee are being updated. Before placing a deposit, you should see copies of these documents — 5 groups of documents to check.

Qtopia Phước Hải Location
Qtopia Phước Hải sits on Provincial Road 44A, Phuoc Hai Commune (formerly Phuoc Hai Town, Dat Do), facing Phuoc Hai beach, with mountains and forest behind it. Since 1 July 2025, Phuoc Hai has been part of Ho Chi Minh City following the merger of Ba Ria – Vung Tau.

Legal status still at the planning stage
The project's 1/500 detailed plan was approved on 24 December 2025. The construction permit, the notice of eligibility for sale and the bank guarantee have not yet been announced — see copies before placing a deposit (5 groups of documents to check).
Where the guests come from
The main source of guests is Ho Chi Minh City residents heading to the beach at weekends (about 90 minutes' drive), and international visitors once Long Thanh Airport opens (about 30 minutes to the project). This is the basis for accommodation demand, not an occupancy commitment for any unit.
Amenities that give reasons to return
29 day-and-night amenities — pools, an 850 m² water play area, a beach club, a DJ deck, a sports complex — are inside the project. Most are still at the rendering and concept-direction stage.
Operated by professional firms
CBRE and Vivora manage operations; a Wyndham-branded hotel is the planned direction. Ask about the management contract, fees and revenue sharing if you hand your unit to the operator for rental.
Large supply of studios
Each floor of tower Q5 has 34 studios out of 38 units, and tower Q7 has 30 out of 35. When renting out, your unit competes directly with many similar units in the project — choose the floor, view and position in the tower carefully.
Risks to check yourself
There are no official prices, sales policy or handover date yet; tourist apartments have a land use term and lending conditions that differ from residential apartments. The corporate owner behind the developer changed in 2026 — ask which legal entity will sign the contract. When you need to resell or rent out, you can consign your unit with HPR.

AMA Studio — 28–33 m²
Towers Q5, Q6: gross 28.60–33.47 m², net 25.23–30.05 m². Tower Q7: gross 28.35–32.94 m², net 25.10–29.28 m². Balcony, bathtub inside the room, compact kitchen — the unit type that makes up most of each floor, suited to short-term rental.
MIRA 1BR+ — 47–49 m²
Towers Q5, Q6: gross 47.44 m², net 41.67 m². Tower Q7: gross 48.52 m², net 44.65 m². A separate bedroom, living room and work corner.
VITA 2BR — 63–70 m²
Towers Q5, Q6: gross 67.93–69.68 m², net 61.49–63.09 m². Tower Q7: gross 62.66–62.91 m², net 56.17–56.54 m². Corner units at the end of the tower, two bedrooms, a 4-seat dining table — for families or groups of friends.
